Kingsford Preview One Marina Gardens March 29 Prices 2702 Psf

Kingsford Group has announced the upcoming public preview of its newest development, One Marina Gardens, from March 29 to April 9. Located on Marina Gardens Lane, this highly-anticipated condo offers 937 residential units and will be the first residential development in the Marina South district. The project boasts a prime location, being adjacent to the Marina South MRT Station on the Thomson-East Coast Line, although it is not yet operational despite structural completion.

Previously acquired in June 2023 through a Government Land Sale tender by a consortium led by Kingsford, the 99-year leasehold site measures approximately 131,805 sq ft and is zoned for “residential with commercial at the first storey” use. With a winning bid of $1.034 billion, translating to a land rate of $1,402 psf per plot ratio (psf ppr), the consortium’s bid was 42% higher than the second-highest bid of $727.04 million ($985 psf ppr) by Guocoland and Hong Leong Group.

The project’s 937 residences consist of one- to four-bedroom units, including three-bedders with dual-key options. These sizes range from 420 sq ft for a one-bedroom apartment to 1,647 sq ft for a four-bedroom unit. With indicative prices starting from $1.16 million ($2,762 psf) for a one-bedder, $1.8 million ($2,786 psf) for a two-bedder, $2.45 million ($2,710 psf) for a three-bedder, and $4.45 million ($2,702 psf) for a four-bedder, the average indicative price for units is expected to be between $2,850 psf to $2,900 psf, according to Kingsford.

Over 50 lifestyle facilities will be available, spread across six levels. These include a clubhouse, a playground, a grand lawn, and a 50m pool. The two towers, standing at 30 and 44 storeys respectively, will also feature sky gardens offering panoramic sea and cityscape views, along with amenities such as dining areas, a sky lounge, and function rooms.

One Marina Gardens is in a prime location, with Gardens by the Bay just across the road, and other amenities such as The Shoppes at Marina Bay Sands, Suntec City, and Marina Square nearby. When the Marina South MRT Station becomes operational, it will be one stop away from the Marina Bay interchange and two stops from the Raffles Place and Bayfront MRT interchanges.

The One Marina Gardens site, which now sits under the Reserve List of the 1H2025 GLS Programme and is available for application, is the first GLS plot to be awarded in the Marina Gardens area. The tender for an adjacent white site at Marina Gardens Crescent had closed at the beginning of 2020, drawing a sole bid of $770.46 million ($984 psf ppr) from a consortium comprising GuocoLand, Hong Leong Holdings, and TID. However, URA rejected the bid, deeming it too low. Another site, located at Marina Gardens Lane, is also available for application and can yield about 390 units.

According to a Kingsford spokesperson, the Marina South precinct is envisioned as a 10-minute neighborhood, with amenities and public spaces within convenient reach. Planned features include a shaded pedestrian mall, an elevated landscaped bridge connecting developments with Gardens by the Bay and Marina Coast Park, and an underground link connecting Gardens by the Bay MRT Station, the Marina South MRT Station, and other developments.
