North Star Rise And Rise Woodlands
Woodlands is experiencing a new wave of development with exciting projects in the housing, lifestyle, and workspace sectors. This has been in the news since June 2024, putting the spotlight on the progress of new developments in the area. The key initiatives driving this growth are the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) and the formation of the Johor-Singapore Special Economic Zone (JS-SEZ), which will enhance cross-border connectivity and strengthen Woodlands’ strategic positioning.
New residential launches in Woodlands have been met with great demand, indicating an uptick in interest in the area. Norwood Grand, the first residential project launched in Woodlands since 2012, saw 84% of its 348 units sold during its launch weekend in October last year. This reflects a strong demand for new homes in the area.
In early February 2025, HDB launched 1,563 Build-To-Order (BTO) flats at the new Woodlands North Coast precinct, providing a fresh supply of housing within walking distance of Singapore’s northern waterfront and close to Woodlands Checkpoint.
According to Department of Statistics Singapore estimates from June 2024, Woodlands’ population has grown by 4% over the past 14 years, making it the fifth most populous planning area in Singapore after Tampines, Bedok, Sengkang, and Jurong West. The recent opening of the Woodlands Health Campus has also strengthened the area’s position as a major health hub for residents and working professionals.
In terms of living preferences, Woodlands is proving to be a popular choice. A recent survey by Knight Frank of 1,200 respondents across Singapore’s suburban regions showed that Woodlands ranked highly for good transport connectivity, convenient access to daily essentials, and the benefits of comfort, convenience, and community. Interestingly, Woodlands is a unique blend of old and new, with well-loved places co-existing with modern developments for a sustainable and vibrant community.
One of the key factors driving Woodlands’ growth is its transport infrastructure. With the Thomson-East Coast Line, commuters can get from Woodlands to Orchard in just 30 minutes, while it takes 45 minutes to reach the Central Business District. Feasibility studies for the proposed Seletar Line, part of the Land Transport Master Plan 2040, are also underway, which will serve areas like Woodlands and the Greater Southern Waterfront, shortening commute times even further.

This streamlined connectivity supports living and working within or near Woodlands. Survey results show that 54% of respondents prefer a 30-minute commute to work, 48% prefer working within one to three MRT stops of an interchange station, and 43% are willing to walk 10 to 15 minutes to their office. These preferences reinforce the attractiveness of working close to home. With HDB housing prices in the north generally lower than other suburban areas in Singapore, data on relocation also suggests an increase in interest in Woodlands. While 28% of respondents do not consider moving to the north, 32% are open to exploring housing options in Woodlands within the next three years or more. Additionally, 19% see themselves making the move within the next two to three years, indicating a growing resident population, workforce, and commercial demand for businesses and industries in areas like Lim Chu Kang and Senoko.
Woodlands Regional Centre (WRC) is poised to become a key node in Singapore’s northern industrial and business landscape, supporting multiple sectors like food manufacturing and distribution and business services. Other workspace options in the area include Woods Square, a modern workplace with facilities like a gym and swimming pool, collaborative spaces, and public atriums. WRC aligns with Singapore’s decentralization strategy and is designed to serve a growing working population while reducing congestion in the CBD. Survey results show that 68% of respondents want affordable and diverse food options near their workplace, and 61% prefer smaller lunch crowds compared to the CBD.
In addition to its residential appeal, Woodlands is also emerging as a popular destination for leisure and recreation. Survey insights indicate a growing interest in wellness, with 40% of respondents prioritizing proximity to green spaces and 41% spending their weekends at parks, gardens, or the zoo. The area offers a variety of lifestyle and entertainment options, catering to nature lovers, young families, and sports enthusiasts. Popular destinations include the Mandai Boardwalk, Mandai Wildlife Reserve, and the latest attraction, Rainforest Wild Asia. It also provides easy access to leisure options across the Causeway, such as shopping, dining, massages, golfing, and family attractions like Legoland, which are complemented by a favorable currency exchange rate and accessibility by car or public transportation.
With the completion of the RTS Link, cross-border access is set to improve further, reducing the commute to Johor to just six minutes. This will enable seamless weekend getaways, dining experiences, and retail therapy. Survey data suggests that this trend is already on the rise, with 50% of respondents visiting Johor at least once every two to three months and 27% going there for leisure and recreation monthly.
Woodlands is poised to become Singapore’s latest work-live-play destination, offering a unique and dynamic living environment. With a mix of residential, commercial, and recreational spaces, it will continue to evolve and attract residents, businesses, and families looking for a distinct lifestyle. We look forward to seeing its transformation, following the URA Master Plan and other initiatives in the years to come.
