Frasers Property Singapore’s mixed-use development, Sky Eden@Bedok, is offering its retail podium for sale through an expression of interest (EOI) exercise. The guide price for the 12 strata retail units on the ground floor is set at $45.2 million.
The total strata area of the podium is approximately 11,193 sq ft, which translates to a guide price of $4,038 psf. According to marketing agent CBRE, the retail units can be sold collectively as a portfolio, individually, or in smaller clusters. Sizes range from 398 sq ft to 1,313 sq ft, with prices ranging from $1.91 million to $5.55 million. All units have been approved for F&B use.
Sky Eden@Bedok, located in Bedok Central, is currently under construction and is expected to be completed by 4Q2025. The 99-year leasehold development consists of 158 residential units spread across two 16-storey towers, sitting atop the retail podium. It is conveniently situated just a short walk away from the Bedok Integrated Transport Hub, which includes Bedok MRT Station and a bus interchange connected to Bedok Mall.
The project was launched in September 2022, making it the first private residential launch in Bedok Town Centre in a decade. Since its launch, all residential units have been fully sold. CBRE’s head of capital markets for Singapore, Michael Tay, highlights that the strata retail units at Sky Eden@Bedok are the first private commercial properties to be made available for sale in Bedok Town Centre. He also adds, “Given the asset’s attractive quantum, CBRE is confident that it will attract a wide range of investors, including boutique real estate funds, family offices, high net worth individuals, and F&B owner-occupiers looking to establish a presence in this tightly held residential enclave.”
The EOI for the retail podium will close on April 3 at 3pm. Interested parties can check out the latest listings for Sky Eden@Bedok properties on various property portals. The development offers 2-bedroom floor plans, and rental and sales transactions in District 16 can also be compared with other property types such as HDB and landed homes.
In related news, the private property market has seen an increase in prices, with a 3.8% growth in the third quarter of 2022, driven by properties in the outside central region. In the absence of new project launches, developers managed to sell 437 units in August. Sky Eden@Bedok’s launch achieved an impressive 75% sales on the first day, with an average price of $2,100 psf.
