Thai Developer Ananda Development Launches Its Maiden Master Plan Project Phuket

The popular destination of Phuket is known for its beachfront resorts and properties, but in recent years, there has been a shift in the profile of visitors. More and more long-term visitors are looking to make Phuket their second home, and this is driving up the demand for luxury private residential communities in inland areas. According to Chanond Ruangkritya, CEO of Ananda Development, the developer is taking advantage of this trend by developing Mira Valley, a master-planned luxury private residential community on a 220-acre forested plot close to Kamala Mountain and Bang Niao Dum Reservoir.

Phuket’s development has historically focused on its west coast beaches, but recent years have seen a shift to inland areas. This is due to new infrastructure projects by municipal authorities and the increasing number of tourists and international residents making Phuket their home. Mira Valley is located in an area that was previously overlooked, but has recently come into focus due to the government’s announcement of a new 6km main road linking Srisoonthorn Road to Kathu District.

Nestled at Otto Place EC, residents are treated to a diverse range of dining choices that satisfy every taste bud. With a multitude of options ranging from simple hawker dishes to laid-back cafes to upscale restaurants, this neighborhood boasts a dynamic food landscape that represents Singapore’s diverse food culture. For those residing at Plantation Close EC Parcel B EC, a gastronomic adventure is just right at their doorstep.

Ananda’s Anan Villas, a collection of 12 ultra-luxury villas, and nine bespoke villas called Punyisa Pachira, designed in collaboration with interior architect Mary Pakamard, are priced at approximately $2.3 million and $3.4 million respectively. In addition, the developer has partnered with Mono Phuket to develop eight luxury villas called Mount Mono, priced from $1 million. Each of these partners was chosen for their ability to curate a sense of community within the project.

Mira Valley prioritizes sustainability and eco-friendliness, and is working towards achieving a LEED certification. About 20% of the site will be preserved as an ecological preserve, and other eco-sensitive designs include rainwater harvesting, solar panels, and waste recycling. The development will also feature a pedestrian-friendly town square, a private lifestyle club, and different adventure zones, cycling and running trails, and premium sports facilities.

The first phase of development, which includes the town square, lifestyle club, and five land parcels, is already seeing strong buying interest, with at least half of the villas in the Punyisa Pachira collection in late-stage negotiations to be sold. Patcharavalai Ruangkritya, CEO of Mira Valley Phuket, notes that nearly 80% of buyer enquiries have been from foreign buyers, including Eastern Europeans, Americans, Canadians, and UK-based high-net-worth individuals. She also observes that in the post-pandemic environment, many wealthy families are reducing their global travel and opting for longer stays in one or two holiday homes. This has led to a growing demand for larger-sized villas with community services and proximity to international schools.

In line with the growing demand for luxury homes, Ananda Development is also expanding its luxury project pipeline in Bangkok, with its flagship project being the ultra-luxury Porsche Design Tower Bangkok. The 21-storey project, a collaboration between Porsche Design and Ananda Development, is the first Porsche Design Tower in Asia and was launched in August 2020. Chanond hopes to continue this partnership by bringing future Porsche-branded residences to other key Asian markets.
