Private Residential Property Price Index 06 Q O Q 1Q2025 Ura Flash Estimates
According to the Urban Redevelopment Authority’s (URA) flash estimates released on April 1, the overall private residential property price index only increased by 0.6% in the first quarter of 2025. This is a significant decrease from the 2.3% growth seen in the previous quarter of 2024.
Lee Sze Teck, senior director of data analytics at Huttons Asia, believes that this pace of growth is similar to that of the third quarter of 2024 and could indicate a more stable property market in the upcoming year.

The prices of non-landed private properties across the board also saw a slight decrease of 0.6% in the first quarter of 2025, compared to a 3% increase in the previous quarter. In the Core Central Region, prices only increased by 0.6%, a significant drop from the 2.6% growth seen in the previous quarter. The Rest of Central Region also saw a smaller increase of 1%, compared to 3% in the previous quarter. The Outside Central Region had the lowest price growth at 0.3%, a much slower pace compared to the 3.3% increase seen in the fourth quarter of 2024.
Landed property prices also showed a slight increase of 0.6% in the first quarter of 2025, compared to a 0.1% drop in the previous quarter.
