Located at 209 Jalan Besar, a corner two-storey shophouse with an attic is now available for sale by private treaty. According to Gracelynn Zhu, a representative from PropNex Shophouse Elites who is marketing the property, the 999-year leasehold shophouse is priced at “below $20 million”.

This shophouse spans a total area of approximately 5,502 square feet and is zoned for commercial use. The ground floor is approved for use as a restaurant, as well as a portion of the second floor. If the property were to be sold for the listed price of $20 million, the psf price would work out to be approximately $3,635.

Zhu has stated that this shophouse is currently undergoing asset enhancement initiatives (AEI), which includes the installation of micro piles extending 30 meters to strengthen the structural foundations of the property.
